HMO mortgage calculator: what the rent really covers

HMO lending is priced on rental cover, and rental cover on an HMO is easy to overstate. Bills are usually inside the rent, voids run at the room level rather than the property level, and management is materially more intensive than a single let. What this is based on

  • Rates are built as the Bank of England's Bank Rate plus a margin. Bank Rate has been 3.75% since 18 December 2025 (Bank of England). Some lenders price over their own cost of funds instead, which you cannot track independently; ask which yours uses.
  • No margin is published here as typical. Commercial lending is priced per deal against the property, the covenant and your experience, and no public source sets a market rate, so the defaults above are round numbers to edit rather than a benchmark.
  • Capital and interest and interest only are both shown because commercial terms are frequently written on one and quoted on the other. The gap between the two lines is the capital you are repaying, not a saving.
  • Fees are shown separately from the loan. Lenders will often add the arrangement fee to the advance, which spreads it but charges interest on it for the full term; the calculator assumes you pay it on completion so the two options can be compared.
  • Not modelled: early repayment charges, exit fees, and the cost of any required valuations during the term. Ask for all three in writing before you compare quotes.
  • Rental cover here is calculated on NET rent after your void allowance and running costs, which is the honest way to look at an HMO. Lenders normally test gross rent against a stressed interest rate instead, so their ratio and yours will differ; ask what stress rate they apply.
  • Bills included in the rent are the defining economic feature of an HMO and they are entered here as running costs. A calculator that ignores them makes every HMO look better than it is.

Common questions

When does an HMO need a licence?

Under gov.uk guidance a mandatory licence applies where a property is rented to 5 or more people who form more than 1 household, some or all share a toilet, bathroom or kitchen, and at least 1 tenant pays rent. All three limbs must be met. Smaller properties may still need a licence depending on the area, so the mandatory threshold is a floor rather than the whole test, and you should confirm with your local council.

How long does an HMO licence last?

A maximum of 5 years, and it must be renewed before it runs out. Councils may attach conditions, for example improving the standard of facilities, and a disagreement can be appealed to the First-Tier Tribunal. If you are buying an operating HMO, establish whether the existing licence transfers or whether you have to apply afresh, because that is a common gap between exchange and completion.

What happens if I rent out an unlicensed HMO?

You could get an unlimited fine for renting out an unlicensed HMO. That is why lenders treat licensing as a condition of lending rather than as paperwork: an unlicensed property is an uncertain income and a legal exposure at the same time. Ask any lender whether they will lend with an application submitted or only once the licence has been granted, because they differ.

How do lenders assess HMO rental cover?

Normally gross rent against the payment at a stressed interest rate rather than the rate you will pay, because a facility written today may reprice. Bank Rate has moved recently, from 4.25% in May 2025 to 4.00% in August and 3.75% from 18 December 2025. Ask what stress rate is applied and whether cover is tested on gross or net rent; those two answers decide how much you can borrow and neither appears on a rate sheet.

Why is my HMO yield lower than it looks?

Because bills are usually inside the rent, voids run at room level rather than property level, and management is materially more intensive than a single let. A gross yield on an HMO is not comparable with a gross yield on a single let. The calculator on this page works down from rent per room and forces the running cost line to be filled in, because a model that omits it makes every HMO look better than it is.

What is an Article 4 direction and does it matter?

Where one applies, converting a family home into a small HMO needs planning permission that would otherwise be permitted development. It affects value and future flexibility, and lenders differ on whether they will lend into those areas at all. Establish the planning position before paying for a valuation rather than discovering it in the report.

Do I need experience to get an HMO mortgage?

For larger schemes, often yes. First-time HMO landlords are underwritten more cautiously and some lenders will not consider them at all above a certain size, which is not unreasonable given an HMO is an operating business more than a passive investment. Expect a narrower pool if it is your first, and work the appetite questions before paying for anything.
